By capitalising part of the interest charged in the early years of the
loan, the Finance Here Investment Cash Flow Manager program allows borrowers to reduce their monthly
payments and free-up their cash flow to buy more property, diversify their investments, or provide lifestyle improvements such as holidays,
new cars, property improvements or other luxury items, or simply just to reduce your financial mortgage interest commitments until the economy improves, whichever, the possibilities
are endless!
In simplistic terms, the Finance Here Investment Cash Flow Mortgage Management Program is designed to match the interest that you pay on your loan to the value of the rental income you received. That initial rate is calculated at 4.00% per annum. The shortfall for the balance of the annual rate is then added to the loan balance (as a loan) which is still tax deductible for an investment property loan. On the anniversary of the loan, the amount that you contribute to the interest is increased by 1.25% p.a. as you should have received increases in rental income from your tenants. At the same time the amount of interest that was being added (capitalised) to your loan balance will be reduced by the same percentage. The idea is that in year four, your rental income from the properties should be servicing your loan/s without you having to put your hand in your pocket to pay any interest rate gap payment! Doesn't that sound good!!

The immediate cash flow savings are substantial under the Cash Flow
Manager as the nominal LVR of the loan increases to 88.40% at the
end of year 4 (excluding any fees which may have been capitalised
